Find Tenant Only: 

  • Agree the rental figure and find a tenant and agree tenancy terms.
  • Provide advice on refurbishment and guidance on statutory safety/legal requirements.
  • Market the property and advertise on relevant portals.
  • Carry out accompanied viewings.
  • Advise on non-resident tax status and HMRC (if applicable)
  • Arrange tenant referencing and Right to Rent checks.
  • Collect initial rent and collect and register the deposit.
  • Prepare the tenancy agreement (additional cost).
  • Make inventory and check in arrangements (additional cost).

Rent Collection: 

In addition to the above includes:

  • Collect the rent.
  • Chase initial arrears.
  • Option of Rent and Legal Insurance.
  • Provide a statement of account and expenditure.
  • Make HMRC Tax deductions for overseas landlords.

Fully Managed: 

In addition to Find Tenant Only and Rent Collection:

  • A scheduled property visit.
  • Advise on rent arrears action.
  • Arrange general repairs and maintenance up to the value of £250
  • Advise utility providers of change of occupant.
  • Hold keys for the property for the duration of the tenancy.
  • Assist with the end of tenancy settlement.
